What is the Housing Choice Voucher Homeownership Program?

The Housing Choice Voucher Homeownership Program is designed for families who are currently receiving rental assistance through the Section 8 Housing Choice Voucher Program.

It is designed to enable qualified families to purchase their own home using mortgage payments which are subsidized by the Housing Authority.

There are several requirements that you must first successfully complete.  However, the end result will be that the dream of owning your own home could come true for you and your family.This Could Be The Key

HUD REQUIREMENTS

  Eligible for the Section 8 Housing Choice Voucher Program.

  First-time homebuyer requirements.

  Minimum income requirement - annual income not less than federal minimum wage multiplied by 2,000 hours (except disabled and elderly).

  Minimum employment requirement - one or more adults who will own the home is currently employed full-time (not less than average 30 hours per week) and has been continuously employed during the year before homeownership assistance.

  No previous default on a mortgage under the Homeownership Program.

  No family member has ownership interest in a residence.

  Mandatory pre-homeownership and housing counseling.

  Family has entered into a contract of sale.

NLVHA REQUIREMENTS

The family must currently be a client on the Housing Choice Voucher Program and be in good standings with the Housing Authority.

  Family has had no family-caused violations of HUD's Housing Quality Standards within the last one year period.

  Family is not within the initial one year period of a HAP contract.

  Family does not owe money to the Housing Authority.

  Family has not committed any serious or repeated violation of a  Housing Authority of the City of North Las Vegas - assisted lease within the past one year period.

  Participants who are currently enrolled in the Family Self Sufficiency Program (FSS), with contributions to your escrow account will receive a preference.

NHS of Southern Nevada provides free homebuyer counseling to families seeking a home.   NHS will guide you through the process to successful homeownership.  NHS provides second mortgages, grants with seller assistance and a combination of the two programs to assist eligible buyers with down payment and closing costs.  For more information call Neighborhood Housing Services at (702) 649-0998.

 The E.O.B Down Payment Assistance Program provides down payment and closing cost up to $5,000 for qualified applicants.  Their HOME CENTER is a "one stop shop" for homeownership needs for the low to moderate residents of Clark County.  EOB Housing Division offers a continuum of care beginning with the issues of homelessness, to the availability of decent affordable housing to the ultimate goal of homeownership.  Because of the continuum of care, they are able to provide resources to all of their clients to help meet their housing needs.

The Women's Development Center, (WDC) is a non profit organization committed to providing residential opportunities and assistance to low income individuals and families.  WDC's Homeward Bound Program can provide up to $5,000 of down payment and closing cost assistance towards the purchase of a home.  WDC can offer suggestions for selecting a realtor.  WDC Housing Coordinators are available to answer questions and concerns that you may have relating to purchasing your home.
